The 5-Day Equity Event is a five-day, deadline-driven selling campaign. We prep the home, price it to draw competition, and put every offer on the table by day five. You choose the one that nets you the most — and the date you hand over the keys.
Start with the address. We'll come back with a value range and what a 5-Day Event would look like for your home.
Sacramento County and Folsom data, August–September 2026. The spread between the homes cutting price and the homes selling over list isn't the market. It's the process.
A listing with no deadline gives every buyer the same message: take your time, someone else will go first, and whatever you offer, you can probably offer less next month. The 5-Day Equity Event removes that option.
Every showing happens inside one window, and offers are due on day five. Buyers who want the home have to bring their best number to the table at the same time as everyone else.
Homes that look finished draw competing offers. Homes that look like projects draw bargain hunters. We fund and manage the prep before anyone walks through the door.
The highest offer isn't always the one that pays you most. We compare each one after concessions, repairs, financing risk and timing, so you're choosing on the number that reaches your account.
We walk the home, build the value range from current comparable sales, and model what you'd net under each path — a 5-Day Event, a traditional listing, or an as-is sale. If the Event isn't the best fit for your property, we'll say so and show you why.
We build the punch list, hire and schedule the vendors, and front the cost of the work — cleanout, paint, flooring, landscaping, whatever the home needs to show finished. You're repaid out of closing proceeds. We handle the coordination; you don't chase contractors.
Professional photography and video, full syndication, targeted paid campaigns, and direct outreach to agents with active buyers — all of it live before day one. Showings run inside the window with our team present. The offer deadline is published from the start, so every buyer knows the clock.
On day five we put every offer side by side with the net proceeds calculated for each. You pick the one that serves you best, counter anything worth countering, and name the closing date that fits your move.
It happens. A deadline concentrates demand — it doesn't invent demand that isn't there. So you have a floor before the event ever starts, and you are never obligated to accept anything.
We bring offers from our investor partners before the event begins, so you know the number you could take regardless of how the five days go. It's a floor, not a recommendation.
Five days of concentrated traffic teaches us more than five weeks of drift. We take the feedback, adjust price, prep or positioning, and go back out with what we learned.
You own the home. If the right number doesn't show up, staying put is a legitimate answer, and we'll tell you when we think it's the right one.
Run auction-style with a published offer deadline. The competition did the work that a price reduction would otherwise have done in the other direction.
The 5-Day Equity Event is one way to sell a home. It isn't the only one, and it isn't right for every property. What stays the same across all of them is how we make the decision: every path priced out to the dollar you keep.

"We don't start with how to sell your home. We start with what you need to walk away with."
It means your home is on the market for five days and all offers are due on day five. Most homes that go under contract do so at that deadline, but an offer is not guaranteed, and accepting one is always your choice. Closing happens later — escrow, financing and inspections take their normal course, and you pick the closing date.
Nothing out of pocket. We fund the approved scope of work and are repaid from your closing proceeds. We agree on the punch list and the budget in writing before any work starts, and we manage the vendors and the schedule.
Then we skip it. Some homes already show well, and some sellers would rather trade a few dollars for speed. We'll show you what the prep is projected to add, and you decide whether it's worth doing.
No. There is no auctioneer, no reserve, and no obligation. It's a traditional MLS listing run with a published offer deadline, which is a long-standing practice in competitive markets. You review every offer and accept, counter, or decline whichever you choose.
The opposite. The deadline is published from the first day, so buyers and their agents understand the structure before they walk in. What makes buyers suspicious is a home that's been sitting for 40 days with two price cuts.
You have a cash offer from our investor partners as a floor, established before the event starts. You can take it, relaunch with adjusted price or prep, or stay put. You're not locked into any of those.
El Dorado County, Placer County and Sacramento County — including El Dorado Hills, Cameron Park, Folsom, Roseville, Rocklin, Granite Bay and the city of Sacramento. We also serve Danville, San Ramon, Dublin and Walnut Creek in the East Bay.
No. We don't use long-term lock-ins. We'd rather earn the next week than hold you to a six-month agreement.
No cost, no obligation, and no pressure to run the Event if the math says another path serves you better.
